Letting

Provide a rental valuation
Take edit and prepare professional photographs virtual tours and floorplans for advertising

Guide you through the legal requirements
Advertise the property through Rightmove and Website
Advertising the property through Rightmove as Featured or Premium listing
Accompany applicants on viewings

Find a suitable tenant
Take up vigorous referencing including credit checks
Seek a guarantor where necessary
Prepare Deed of Guarantee if relevant
Draw up Assured Shorthold Tenancy Agreement
Draw up Company Lease if required
Draw up other Non Housing Act 1988 Lease of Contract if required
Prepare a photographic condition index
Prepare written inventory and condition report
Host signing and witnessing of contracts and documents

Managing

Take and transfer gas electric water and council tax into the tenant’s name

Advise you on and implement if requested ( at your expense ) how to comply with the following legislation at the beginning and throughout the Tenancy.

Furniture and Furnishings (Fire)(Safety) Regulations 1988 (amended 1993)
Energy Efficiency (Private Rented Property) (England and Wales) Regulations 2015 ( amended 2018 )

Ensure the following mandatory documentation has been received and receipted by the Tenants at the beginning of the initial Tenancy.

Gas Safety Certificate
Electrical Installation Condition Report
Energy Performance Certificate
Test smoke and carbon dioxide detectors are in date and working

Ensure Right to Rent verification is satisfied at the at the beginning and throughout the Tenancy

Monitor and advise you on the expiration of the following and implement the re testing of the same ( at your expense ) the following at the beginning and throughout the Tenancy.

Gas Safety Certificate
Electrical Equipment Safety Certificate
Electrical Installation Condition Report
Water Safety Certificate
Collect and transfer the deposit to the Deposit Protection Service
in accordance with the Tenancy Deposit Scheme Rules on behalf of the Landlord
Oversee the arrival of the tenant to property
Collect and forward rent to Landlord
Prepare and submit monthly statement to you.

Inspect the property periodically and prepare a report for you highlighting proactive maintenance issues
Inspect the property every 14 days during void periods to monitor and report its changing condition.
Manage repair requests to completion whilst safeguarding landlord’s interests

Monitor advise you of and manage any late payment of Rent
Offer guidance if requested on our rental guarantee and legal protection insurance service
Advise on action required to evict tenants for rental arears from High Court or County Court through to Bailiffs and eviction
Prepare and submit claim to Insurance Company that underwrites Our Rent Indemnity and Legal Protection Service should you have subscribed to it
Attend County Court hearings
Attend High Court hearings
Attend and facilitate 1st and 2nd Bailiff appointments.

Verify any notice to vacate is compliant with current contract
Provide tenants guidance and support on expectations of the condition the property should be returned in.
Oversee the departure of the tenant from property
Inspect the property and cost any damages attributable to the tenant
Facilitate appropriate refund of the deposit to the tenant
Manage any disputes over the deposit through the offices of the Deposit Protection Service and the Alternative Dispute Resolution Service.
Assess initiate and manage any remedial work required to return property to its original condition

Complete and Serve Form 6A to Terminate Assured Shorthold Tenancy
Complete and Serve Section 8 Notice to Terminate Assured Shorthold Tenancy on mandatory and discretionary grounds

Renewing

Negotiate renewed terms with tenants including rental increase and length of term
Prepare renewal of Assured Shorthold Tenancy, Company Lease or Non Housing Act 1988 Lease of Contract compliant with the latest changes in legislation
Ensure all parties have signed electronically

Telephone and written support offering practical advice on codes of practice and legislation.

Fee Structure

Initial fee equal to 60% including VAT of the Rent being charged to the Tenant for the first calendar month in the Tenancy Agreement.

Monthly charge for the ongoing management of the Property at 14.4% including VAT of Rent due each calendar month.

For renewal of the Tenancy Agreement, for every further 6 months entered into, a charge of 15%including VAT of 1 months Rent
