This service offers a comprehensive scope of provisions and governance. It is designed to deliver complete peace of mind with minimal input required from Landlords and comprises 3 distinct elements which must be taken a a whole

Stage 1 ( initial fee of 60% including VAT of 1 months rent )
Provide a rental valuation
Offer practical advice on optimising your return
Guide you through the legal requirements
Advertise the property through Rightmove and Website
Take edit and prepare professional photographs virtual tour video tour and floorplan for advertising
Take edit and prepare professional video tours for social media advertising
Advertising the property through Rightmove as Featured or Premium listing
Accompany applicants on viewings
Take up vigorous referencing including credit checks
Ensure applicants are screened in accordance with the Sanctions and Anti-Money Laundering Act 2018
Ensure Right to Rent verification is satisfied at the at the beginning of the Tenancy
Seek a guarantor where necessary
Prepare and have signed and witnessed Deed of Guarantee if relevant
Draw up and have signed an Assured Shorthold Tenancy Agreement
Draw up and have signed a Company Lease if required
Prepare detailed Inventory and Schedule of Condition report with supporting photographs at move in
Take and transfer gas electric water and council tax into the tenant’s name                                                 
Transfer, protect and manage the tenants deposit through the Tenancy Deposit Scheme in accordance with the Housing Act 2004
Ensure mandatory certification of compliance for the following has been received signed and receipted by the Tenants at the beginning of the Tenancy
1. Gas Safety Certificate Gas Safety ( Installation and Use ) Regulations 1998 Amended 2018
2. EICR Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020
3. EPC Energy Efficiency (Private Rented Property) (England and Wales) Regulations 2015 ( amended 2018

5. Tenancy Deposit Scheme terms and conditions
6. Tenancy Deposit Certificate
Ensure property complies with the following legislation at the beginning of the Tenancy.
1. Smoke and Carbon Monoxide Alarms Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022
2. Furniture and Furnishings (Fire Safety) Regulations 1988 (amended 1993)
3. Water Risk Assessment Health and Safety at Work Act 1974 Health and Safety Executive’s Code of Practice ( HSG65 ) 

Stage 2 ( monthly fee of 14.4% including VAT of 1 months rent )
Upon expiration of the following mandatory certification arrange renewal of the same 
1. Gas Safety Certificate Gas Safety ( Installation and Use ) Regulations 1998 Amended 2018
2. EICR Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020
Ensure Right to Rent is renewed and verified where necessary 
Oversee the arrival of the tenant to property
Collect and forward rent to Landlord
Prepare and submit monthly statement to you.
Inspect and prepare Schedule of Condition report with supporting photographs every 4 months
Manage repair requests to completion whilst safeguarding landlord’s interests
Monitor advise and manage late payment of Rent
Offer guidance if requested on our rental guarantee and legal protection insurance service
Advise on action required to evict tenants for rental arears from High Court or County Court through to Bailiffs and eviction
Assist Landlord licensing scheme
Assist with complaints against Landlord via Landlords Ombudsman’s Scheme
Verify any notice to vacate is compliant with current contractual obligations
Provide tenants guidance and support on expectations of the condition the property should be returned in.
Oversee the departure of the tenant from property
Prepare detailed Inventory and Schedule of Condition with supporting photographs at move out
Cost any damages attributable to the tenant
Prepare and submit evidence to support claim for deductions from deposit held by Tenancy Deposit Scheme
Inspect the property every 28 days during void periods to monitor and report its changing condition.
Facilitate appropriate refund of the deposit to the tenant
Assess initiate and manage any remedial work required to return property to its original condition subject to funds being available.
Complete and Serve Section 8 Notice to Terminate Assured Shorthold Tenancy on mandatory grounds

Stage 3 ( annual fee of 30% including VAT of 1 months )
Discuss proposed increase in rent with Tenant   
Serve Section 13 Notice on Tenant 3 months prior to anniversary to reflect increase in rent.
Make representations to First Tier Rent Tribunal if proposed rent increase is challenged ( excluding court fees if any )
Ensure any agreed uplift in rent is paid
or where Tenancy is a Company Lease or Non Housing Act 1988 Lease
Propose increase in rent with Landlord.
Discuss proposed increase in rent with Tenant.
Prepare renewed Lease in readiness for signing.
